Terms of Service

Read this part even if you read nothing else. Home Site Pros prepares documents. It is not an engineer, a surveyor, a land use attorney, or your county. Nothing we produce is professional engineering, legal, surveying, or permitting advice, and nothing we produce guarantees that your county will approve anything. Every answer we generate is shown to you for verification before you use it, and you sign and submit your own application.
1. Agreement
By creating an account or using homesitepros.com, you agree to these terms. If you are using the service on behalf of a company, you confirm you have authority to bind it. Legal entity: TO FILL: entity name + address
2. What the service is
Home Site Pros gives you tools to understand a parcel of land in Washington State:
- A parcel map with a free feasibility snapshot drawn from public federal and county GIS sources
- Guides describing typical permit conditions in each of Washington's 39 counties
- A project dashboard where you upload the reports your licensed professionals produce
- A vendor search that helps you find and contact those professionals directly
- A paid AI Summary that reads your uploaded reports and prepares permit paperwork
3. What the service is not
This is the most important section of these terms.
- We are not licensed professionals. We do not perform geotechnical engineering, land surveying, septic design, hydrogeology, or any other licensed practice, and our output is not a substitute for a stamped professional report.
- We do not give legal advice. Zoning, easements, water rights, and land use law are legal questions. Talk to an attorney.
- We do not guarantee permit approval. Your county decides. We have no relationship with any county, no influence over any review, and no ability to predict an outcome.
- Our GIS snapshot is preliminary screening. It is generated from public data that may be outdated, coarse, or wrong at the parcel scale. It never replaces a site visit or a professional study.
- Our county guides are general. County requirements change. Always confirm with the county before relying on anything you read here.
- We are not a party to your dealings with vendors. Professionals you find through our directory or search are independent. They set their own prices and we take no commission. Any dispute is between you and them.
4. The AI Summary — $99
The AI Summary is a one-time purchase of $99. It unlocks, for your account:
- A consolidated feasibility summary compiled from the reports you uploaded
- A permit application answer sheet covering the fields your county's residential building permit application asks for
- Where the county files online, a step-by-step portal guide with your answers in portal order
- An attachment checklist and cover sheet
- The ability to regenerate all of the above as often as you like as new reports arrive
How the AI works, and its limits
An AI model reads the documents you upload and extracts findings. AI makes mistakes. It can misread a number, miss a condition, or misunderstand a drawing. Every field we generate is displayed for you to verify before you use it. Fields we cannot source from your documents are left blank rather than guessed. Signature lines are always left blank. You are responsible for checking every answer against your underlying reports before you sign or submit anything to your county.
Which counties get which format
For Chelan County, the application is generated on the county's own form layout. For all other Washington counties, you receive the answer sheet and the filing guide described above rather than a replica of that county's form. We add county form layouts over time and make no commitment as to when a particular county's form will be added.
Refunds
If the AI Summary fails to generate, or the output is unusable, email support@homesitepros.com within 30 days of purchase and we will refund you in full. We would rather refund you than have you file paperwork you do not trust.
5. Your responsibilities
- Give accurate information. The answer sheet is only as good as what you and your reports put into it.
- Only upload documents you have the right to upload.
- Verify every generated field before submitting it to any government body.
- Keep your password secure. You are responsible for activity under your account.
- Do not attempt to disrupt the service, scrape it at scale, or resell it.
6. Your content
The reports and project data you upload remain yours. You grant us only the limited license needed to store them, display them back to you, and process them to produce the outputs you requested. We do not use your content to train AI models. See our Privacy Policy for detail.
7. Our content
The site, its county guides, its software, and its generated document templates are ours. The completed documents we generate for you, filled with your data, are yours to use for your project.
8. Disclaimer of warranties
The service is provided "as is" and "as available," without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, accuracy, and non-infringement. We do not warrant that the service will be uninterrupted, that GIS or county data will be accurate or current, or that any output will be accepted by any county.
9. Limitation of liability
To the fullest extent permitted by law, Home Site Pros is not liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits, lost land value, permit denials, construction delays, or professional fees, arising out of your use of the service. Our total liability for any claim relating to the service will not exceed the greater of the amount you paid us in the twelve months before the claim, or one hundred dollars ($100).
Some jurisdictions do not allow certain limitations, in which case the limitations above apply only to the extent permitted.
10. Indemnity
You agree to indemnify Home Site Pros against claims arising from your use of the service, your content, or your submissions to any government body.
11. Termination
You may close your account at any time. We may suspend or close an account that violates these terms. If we close your account without cause, we will refund any AI Summary purchase made in the prior twelve months.
12. Governing law
These terms are governed by the laws of the State of Washington, without regard to conflict of law rules. Any dispute will be brought in the state or federal courts located in TO FILL: county County, Washington, and you and we consent to that jurisdiction.
13. Changes
We may update these terms. If a change materially affects your rights, we will notify account holders by email before it takes effect. Continued use after that constitutes acceptance.

Note for review. These terms accurately describe how the product currently works, and the disclaimers are drafted to match what the software actually does. They have not been reviewed by an attorney. Because you are taking payment and preparing documents that go to a government body, have counsel licensed in Washington review this before you rely on it, and fill in the bracketed items above.
