1. What this site is

Home Site Pros is a free educational and coordination resource for residential land feasibility in Chelan, Douglas and Okanogan County, Washington, provided by Alpine Group, a licensed Washington real estate brokerage. There are no accounts, no fees, and nothing to buy here. Using the site creates no client or agency relationship with Alpine Group; that only happens if you and an Alpine broker agree to one in writing.

2. Education, not professional advice

Everything on this site — the guide, the parcel snapshot, the vendor hub, cost and timeline figures — is general education, not engineering, legal, surveying, septic, well, tax, or permitting advice for any specific parcel. Requirements change, county staff have discretion, and every site is different. Decisions about real property should rest on the written work of the licensed professionals you hire and on the county's own determinations, not on this site.

3. The parcel snapshot uses public data, with public data's limits

The map's feasibility snapshot draws on public GIS sources (county parcels and records, FEMA flood layers, federal wetlands and soils data, elevation models). These datasets contain errors, omissions, and lag. A "looks good" is not a guarantee, and a flag is not a verdict — both are reasons to involve licensed professionals, which is the snapshot's whole purpose.

4. Vendors are independent

Professionals surfaced by the vendor hub come from live local search. They are independent businesses — not employees, contractors, partners, or affiliates of Alpine Group — and appearing in results is not an endorsement or a licensing verification. You hire them directly, they set their own prices, we take no referral fees or commissions, and any dispute is between you and them. Verify licensing with Washington L&I and the relevant boards before hiring anyone.

5. If Alpine coordinates your studies

When you ask Alpine Group to help coordinate feasibility studies, we act as a courtesy scheduler and go-between at no charge. You remain the client of each vendor you hire, contracts and payments run directly between you and them, and we make no warranty of any vendor's work, availability, or results.

6. Acceptable use

Don't scrape the site at abusive volume, probe or disrupt the services behind it, submit forms with false identities, or use the vendor tools to spam professionals. We may block traffic that does.

7. Our content

The site's text, design, and branding belong to Alpine Group. You're welcome to print or share pages for personal, noncommercial use with attribution; republishing at scale requires our written permission.

8. No warranty; limitation of liability

The site is provided "as is," without warranties of any kind. To the fullest extent permitted by law, Alpine Group is not liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits, lost land value, permit denials, or construction delays arising from use of this free site; our total liability for any claim relating to it will not exceed one hundred dollars ($100). Some jurisdictions don't allow certain limitations, in which case these apply only to the extent permitted.

9. Governing law

These terms are governed by Washington law, and disputes belong to the state or federal courts covering Chelan County, Washington. We may update these terms by posting a revised version with a new effective date.
